Wind-driven rain easily bypasses exterior brick veneer weep holes. If the internal sarking membrane has punctures, moisture contacts timber studs and insulation batts directly, creating optimal conditions for mold growth.
Builder must patch all tears with manufacturer-approved vapor-permeable flashing tape and lap correctly around window reveals prior to bricklaying.
Perimeter Cavity & Bottom Plate DPC

Inspector note: Perimeter bottom plate DPC flashing detail — re-lap required before masonry work starts.
Damp-proof course flashing was trimmed too short in several corners, failing to overhang the rebate edge.
Capillary suction can draw subfloor moisture upward past inadequate DPC laps, rotting bottom plates and attracting subterranean termites.
Extend flashing membranes to ensure full coverage past slab edges in accordance with AS 2870.
